ALMOST 40 new houses could be built on the grounds of an old house to the east of Horley.
The site, which is currently a green space, was formerly known as Langwood and sits off Smallfield Road, just to the east of the Langshott development.
Plans to build 36 new homes on the 1.56 hectare site have just been submitted to the council.
The parcel of land is designated as being within the urban area, according to the current Reigate and Banstead Borough Council local plan.
Jonathan Harbottle, director of Creative Land Limited, which submitted the application, said: "[The site] has been identified as suitable by the council in their Strategic Housing Land Study and it falls within the town boundary where development is acceptable in principle.
"We have responded with this outline application for up to 36 family homes, which has been reduced following consultation with the council."
The parcel of land is surrounded by houses to the west, with the land to the north and south protected from development.
According to the proposal, the existing trees and hedges between the development and existing homes would be retained.
Mr Harbottle added: "This is only an outline application so all the details of the house designs will be agreed later.
"The illustrative layout incorporates a mix of homes. The deep hedge and tree screen, between the site and Jennings Way, is retained and there is an open area set aside around the large oak tree in the middle of the site.
"This which will be a very attractive and open feature of the scheme."
None of the houses would exceed two storeys and 11 of the homes would be affordable housing, according to Creative Land Limited. A new access road from Smallfield Road would be constructed, along with the access from Jennings Way.
